What’s an autoresponder? It’s basically a program that automatically generates a response when it receives information.
You’re probably already familiar with them. Have you ever visited a website, subscribed to their newsletter or requested a special report, and then started receiving emails on a periodic basis? That’s an autoresponder at work.
So here’s how it can work for real estate investors …
Rather than calling your cell, you can direct prospects (Buyers, Sellers, and even Lease Option Tenant Buyers) to your website, where they’ll read very basic information about who you are and what you do, and then be instructed to submit their contact information and other important details depending on their needs and situation.
Their email goes to your autoresponder, which sends them an automatic reply, and now you have their name and email so you can start sending out a series of messages to build a relationship (which can all be automated by the way). And whenever you have a property to sell, who do you market it to? Your Buyer’s list of course!
And if your prospect happens to be a Seller, they get an immediate response, and you get timely and valuable information that lets you know whether or not you have a good potential deal that you or your assistant can work on.
It’s the ultimate, most powerful, and liberating piece of technology you can have in your arsenal. If time is important to you, don’t even think of doing business without one!

Before testing it, I was anticipating around a 50/50 split.
The actual results? 75-80% of my leads came from my website!
Why? Who knows. Maybe one reason is that people don’t like to be sold. And that’s always a perceived possibility when calling a phone number.
Going to a website though? Not as intimidating. A prospect can get all the info if they’re interested, at their own pace, and without getting “sold”.
