Here are the 2 ways your deals get stolen:
1. Some unknowing OR unscrupulous investor comes along right after you and "talks" your seller into accepting his/her deal for an extra $500 and the seller then rips up your contract and closes with this new investor before you even know what's going on.
2. A seller who thinks he's a wise guy decides to "shop" investors looking for the best deal and ends up signing with the next highest bidder. OR even worse...the seller purposely signs multiple contracts just to rake in as many earnest money checks as possible.
I had a guy that claimed to be a "preacher" does this to me once. <---Awesome guy, NOT!
